CONDITIONS, RESERVATIONS and RULES

It is important that the client reads and understands these conditions before using our services. By accessing or making use of our services, the client accepts to be legally bound to the present conditions and to possible modifications on them that could be made in the future.

The use of the services described in the present website implies the express acceptance by the user of the following general conditions:

1) The user declares that he/she is an adult (over 18) and has the necessary legal capacity to contract the offered services.

2) The Procedure for making a reservation must follow the steps detailed in these Conditions.

3) All reservations accepted from our website are also subject to the particular conditions defined by the owners of the FLATS.

The present terms and conditions have been translated into English but, in case of conflict, the Spanish version will prevail.

Properties are rented for a minimum of 3 nights, with some exceptions.

Under no circumstance more persons than those the apartment permits will be admitted. In some properties it is possible to place supplementary beds for a price of 15 € per night.

Cleaning after exit is not included in the price of the property, only the initial cleaning. A supplement for cleaning on exit will be applied according to the property, and it will be stated for each of them.

Electricity, water, gas and initial cleaning costs are included in the rent price of the properties.

All properties are provided with sheets, towels and kitchenware for all guests.

Prices are per night; according to capacity, characteristics and location of the property.

All bank operations will be performed in Euros (€).

Pets are not allowed (although exceptions according to property may apply).

Fees do not include VAT.

RESERVATIONS

1. - As soon as the property and the days of stay are selected via our reservation form, SITGES RENT & SALE he will send the client an e-mail with confirmation of the availability and total price of rent for the selected flat in the requested dates.

2. - To confirm the reservation it is essential that the client pays 25 % of the total price of rent by means of a bank operation: transfer or credit card (in this second case, a 3 % charge will be applied on the price).

3. – Send a e-mail to our staff requesting the bank information required to perform the bank transfer.

4.-We recommend the client to contract a travel insurance policy covering both extra charges for unexpected cancellations and for possible damages to the property.

5. - We have a monthly payment plan, for our client’s convenience; that is to say, after having paid the 25 % for the reservation, our client can pay the rest of the total amount every month; in this way, when our client comes to the property he/she will already have paid the total price. (Except the deposit and supplement for the cleaning on exit, which will be paid in cash).

6. - The reservation will not be effective until SITGES RENT & SALE has received the amount for the 25 % of the total amount for the rent and the client has received an e-mail confirming the receipt of the payment. In case of not receiving it, please contact us at info@sitgesrentandsale.com so that we can send the information of the reservation, and the information of the contact person.

7. - The rest of the amount of the reservation (75 %) will be paid in cash, or credit card with an extra charge of 3 %, at the moment of the check-in (entry in the apartment or house) plus 250 € (or more according to property and stay time) as a deposit in cash plus the amount of the supplement for cleaning on exit in cash. In case these amounts are not paid on arrival, the client will not be allowed into the property.

CHECK-IN (entry) from 16.00h to 21.00h

CHECK-OUT (exit) from 09.00h. to 11.00h.

These schedules may be extended or changed if necessary according to availability.

Check-in and check-out out of schedule, that is to say, between 21:00 and 9:00, will have a 30€ extra charge.

8.-Once the client has received confirmation of the reservation, he will have to contact by telephone or e-mail, at least 2 working days before the date of entry, the contact person that SITGES RENT & SALE has designated and whose information will be sent in the confirmation of reservation, in order to be him/her about the details of his arrival to the property. Only when the 2 working days limit before the date of entry has passed with no communication between the client and the contact person, the client will have to inform SITGES RENT & SALE so that we can arrange the communication between the two parts.

9. - It is necessary that the client tells us his expected arrival time to Sitges as well as the means of transport. SITGES RENT & SALE will inform the client about the best way for reaching the property.

10. - The personnel of SITGES RENT & SALE will be waiting for the client at the apartment at the agreed time for check-in, to give the keys (2 sets) to the client, to explain the property rules, and to collect the remaining 75 % of the reservation as well as the deposit and the cleaning on exit fee.

CHANGES TO RESERVATIONS

1. – One the payment of the 25 % of the reservation is made, modifications in dates of use are allowed (up to 3 months before the initially reserved date) subject to availability.

2. - It is not possible to change the reserved PROPERTY, since each of one is independent. Should the client need to change the PROPERTY, the client will have to cancel the confirmed reservation, according to the Cancellation Conditions (detailed below), and to make a new reservation.

3. - If the amount of the new reservation is above the initial amount, the client will have to pay the difference due to the payment for the confirmation of the reservation. And if, on the contrary, the amount is below the initial total, the price will not be changed.

CANCELLATIONS

1. - The client has a period of 7 working days, starting from the confirmation of the reservation, to cancel without justification or penalization, with the exception of fifteen euros (15€) charged for administrative expenses plus the commissions for payments by credit card, and always that the period for stay in the property is greater than 7 working days. This cancellation will have to be notified reliably to SITGES RENT & SALE.

2. - After the above period (of 7 working days), cancellations by the client will give SITGES RENT & SALE the right to keep the 25 % reservation charge.

DEPOSIT

At check-in there the client have to provide 250 € (or more according to property and stay time) as a deposit to pay for possible damages in the chosen property. This amount will be returned at check-out as long as the property and all its contents are in the same condition in which they were provided and are free from damages.

BEHAVIOUR

1. – We would appreciate that to all our guests adhere to the following basic behaviour rules: Respect the property as well as all its content.

Respect the rest of the neighbours, especially at night (from 23.00h. to 09.00h). and at the time of the siesta (from 15:00 to 17:00 approx).

Respect the common areas of the building and always to leave the access doors from the street closed. Turn off the air conditioning and the lights whenever they leave the property.

Follow the rules of the homeowners association, especially regarding tennis courts and swimming pools when these are available.
